Because it is difficult to predict when problems arise, conventional maintenance practice was to repair facilities when broken. It is not possible, however, to keep facilities in good condition by a method like this. As a solution to this problem, Maeda has developed "ichroa," a building information history management tool. This tool is used to determine and analyze periodic on-site inspections and repairs in order to assist in systematic improvement and repair planning and contribute to preventive maintenance.
